Fresh property market commentary on residential construction costs is a timely reminder that landlords should not treat insurance sums insured as a set-and-forget number.
Even where the pace of building cost growth has eased from the sharpest pandemic-era increases, many materials, trades and compliance-related expenses remain well above earlier levels.
For rental property owners, that can create a widening gap between what a policy covers and what it may actually cost to repair or rebuild after a major event.

The key issue is that a rental property's market value is not the same as its replacement cost. Land value, suburb demand and capital growth may dominate sale prices, while insurance needs are driven by demolition, debris removal, labour, materials, professional fees, updated building standards and reinstatement timeframes. A landlord who has only increased cover by a small annual indexation amount may still be exposed if the property has older features, non-standard materials, difficult site access or weather-related risk.

This matters most when a claim is large rather than routine. A minor repair may reveal little about whether the building sum insured is adequate. A fire, severe storm or flood-related rebuild can quickly test whether the insured amount reflects current replacement conditions. If the sum insured falls short, the owner may need to fund the difference, delay reinstatement or compromise on the scope of works. That can also affect rental income if the property remains unavailable for longer than expected.

Landlords reviewing landlord insurance should check more than the headline premium. Important questions include whether loss of rent limits are suitable, whether landlord contents are listed accurately, how excesses apply, and whether exclusions could affect common risks at the property. Strata owners should also distinguish between what the owners corporation insures and what remains their responsibility inside the lot.

A practical renewal checklist may include things such as:

  • refreshing rebuild estimates using current labour and materials assumptions;
  • checking whether external structures, appliances and landlord-owned contents are included;
  • reviewing loss of rent periods against realistic repair timelines;
  • keeping photos, invoices, leases and inspection records current;
  • comparing policy definitions rather than relying on price alone.

There are also options to look at and refresh insurance calculations before renewal, especially after renovations, rent increases, storm damage in the area or changes to local building costs. In a market where expenses can shift faster than annual policy habits, a careful review may be one of the simplest ways for landlords to protect both the asset and the income it produces.
